What Are The Five Phases Of House Construction?

Building a house is not as easy as a pie. It takes planning, measurement, and execution to model into its final shape. But it is exciting to know how a house is built. Generally, custom home construction and contract-based home construction almost follow the same stages.

It takes basic Five phases to construct a house:

Pre-construction

The pre-construction phase is the period of brainstorming and planning. The first step includes choosing the location where the house is to be built. Then, the architect designs the house that has to be built according to the specifications of the land and the owner. The architect goes through multiple drawings to create a final draft. When this draft gets approved, the location is prepared. The building is demolished if it already exists in the planned location. The land is smoothened and adjusted.

Procurement

This is the stage where the equipment, material, and workforce are procured. Making a good procurement plan helps you in completing the building task quickly and meticulously. It is important to obtain good quality material, equipment, and workforce, without which your house will take an eternity to complete and even if it gets complete it will never outstand. These basic elements need to be chosen with scrutiny.  

Laying the Foundation

Laying the foundation marks the execution of architectural design to the house. It is the process of digging the foundation trenches. Excavations are dig to pour concrete footing into the steel framework. The solid and robust concrete mixture lays the base for a strong building. The depth of the excavations depends on the nature of the land and the building that has to be made. The planning of this already takes place in the pre-construction phase.

Framing

The framing begins with building the walls and ends up with the roofing procedure. During this stage the house walls are built, the floor system is completed. And the carpentry task is accomplished to settle the rooves. The sheathing is then applied, which is a process to cover the walls, floors, and rooves to make them water-resistant and to create a base for applying further material. The insulation is also installed in the framing phase to create a consistent indoor climate of the house. Then, the doors and windows are fit in their voids.

Finishing

The final stage comes with specifications for fine-tuning the interior and the exterior. It begins with pipes and wires fitting, the water lines, gas lines, and sewage lines are adjusted according to the plan in the pre-construction phase. It continues with elongating wallpapers or paints and tiling the floors and walls with large ceramic tiles in the UK. It finally ends up with fitting and installing basic equipment like tapes, cabinets, appliances, and vanities.
